As described in the offering circular, the franchisee will own and/or operate a hotel under the service marks COMFORT INN(r), COMFORT SUITES(r) or COMFORT HOTEL(r) under certain standards of operation.
The offering circular states that the affiliation fee for a Comfort Inn hotel is $500 per room, $50,000 minimum. Similarly, it states that the affiliation fee for a Comfort Suites hotel is $500 per room, $50,000 minimum. The franchisor estimates that the initial investment for a newly constructed 84-room Comfort Inn hotel ranges from $4,291,301 to $5,869,875 and the estimated initial investment for a newly constructed 87-room Comfort Suites hotel ranges from $4,777,952 to $6,393,162. These sums do not include the cost of the land or real estate taxes.
